Instruction: Acquisition of new Distribution Warehouse
International fashion retailer H&M instructed us to identify suitable opportunities for a new distribution warehouse of 200,000 – 250,000 sq ft in a specific area of the Midlands.
Ideally, H&M wanted to acquire an existing building, but after undertaking a search and identifying limited availability they instructed us to seek a new building that would meet all their precise needs and their stringent environmental requirements.
We identified a number of design and build opportunities within the search area, all of which could be delivered within H&M’s timescale. Meetings were held and negotiations were undertaken with a number of developers to give our client a choice of location and building. A preferred site was selected and negotiations progressed.
Heads of Terms, a detailed specification and programme were subsequently agreed and solicitors instructed. Meetings were also held with the local planning authority to ensure that the new development could be delivered within our client’s time frame.
The new warehouse is currently under construction and the developer, Roxhill/SEGRO, is on time to deliver the building for handover to H&M in November 2014.
The new distribution warehouse will have a GIA of 236,378 sq ft, 12.5m to eaves, 20 dock doors, floor loading of 50Kn/sq m, 50 m yard and 200 car parking spaces.
